Indoor Air Quality Testing
Indoor air quality testing is available as an added service and may help identify conditions that warrant further evaluation. Testing does not diagnose health conditions or guarantee the absence of mold, allergens, or other environmental concerns.
Thermal Imaging
Thermal imaging may be used where appropriate to identify temperature differences. Thermal images require interpretation and do not confirm moisture, leaks, insulation defects, or concealed damage by themselves.

Modern tools may be used when appropriate, but no inspection tool guarantees discovery of every defect, hidden condition, environmental concern, or future issue.

Inspection Scope & Limitations
A home inspection is a limited, visual inspection of readily accessible systems and components at the time of the inspection. It is not technically exhaustive and does not determine code compliance, property value, insurability, habitability, or future performance.
The inspection does not include destructive testing, dismantling, engineering analysis, environmental testing, or evaluation of concealed conditions unless specifically agreed to in writing.
Thermal imaging, drone-assisted observations, radon testing, and indoor air quality testing may be offered as additional services when appropriate. These tools can provide useful information, but they do not guarantee discovery of hidden defects, moisture intrusion, mold, pests, structural movement, environmental hazards, or other concealed conditions.
When defects, safety concerns, limitations, or signs of possible hidden conditions are observed, the report may recommend further evaluation or correction by the appropriate qualified professional.
Inspection services are subject to the signed inspection agreement and applicable Standards of Practice.
